Groundbreaking begins at the Northline mixed-use district
LDGI breaks ground on a 3.4 million square foot mixed-use district anchoring North Austin's next growth corridor.
LDGI has formally commenced vertical construction at Northline District, a 3.4 million square foot mixed-use development representing more than $1.1 billion in total project cost. The groundbreaking marks one of the largest privately capitalized district-scale developments underway in Central Texas.
At full build-out, Northline District will comprise Class A office, luxury residential, curated retail, boutique hospitality, and structured civic and public realm elements. The master plan was designed around a walkable, transit-oriented spine with integrated smart-infrastructure and energy systems delivered by LDGI's civil engineering practice.
The project is being delivered under a joint-venture partnership between LDGI and a consortium of institutional equity partners, with senior construction financing arranged through a syndicate of North American banks. Substantial completion of the first phase is targeted for 2027.
